Failure to comply can lead to enforcement action by the local council, with financial penalties of up to £40,000.
How Often Do You Need an EICR?
The legal minimum is every five years. However, your electrician may recommend a shorter interval (for example three years or even one year) depending on the condition of the installation, the age of the property, or how it is used.
You should always follow the next inspection date stated on the most recent report.
Understanding the Codes on an EICR
The report uses standard observation codes:
- C1 – Danger present. Immediate action required.
- C2 – Potentially dangerous. Urgent remedial action needed.
- C3 – Improvement recommended (not currently dangerous).
- FI – Further investigation required.
If the report contains any C1, C2 or FI codes, the overall result is usually marked as Unsatisfactory. These issues must be put right within the required timescale.
C3 observations are recommendations for improvement and do not automatically make the report unsatisfactory.
